    Hey David! After listening to the example of jumping from a house hack to a 10 unit multi family, this question popped up in my head. How difficult is it to convert a multi family property into a condominium for which each unit is sold privately? Not sure if you've made a video about that topic but I'd love to read your thoughts about that.

    How do you handle w9 so we can issue contractor 1099? Can you please talk about your process?

    I am finding it is really hard to cashflow with current interest rates. Is it worth it to basically break even now, hoping rates go down in a couple years where I can refinance and then cashflow?

    Hey David! I am a new agent in South Florida in a city called Punta Gorda, just south of Sarasota. I’m on the hunt for a broker starting this week and I’m figuring out my plan for the future. Long term I want to move to the Pacific Northwest and do something like what James Dainard is doing if all goes well. Being an agent is not my end goal, it is a step forward.

    I can picture where I want to be in 10 or 20 years but I don’t know the path to get there. Regardless, I am determined that Real Estate is going to be my bread and butter in life. I fell in love with Real Estate because of you and Bigger Pockets and I want to say thank you thank you thank you for opening my eyes to this at a young age. I hope to see you at a future BPCON.

    I always love these episodes, super helpful!
    However, as a contractor, sometimes I get the feeling that investors consider a 'good contractor' as one who doesn't know how to run his business and therefore doesn't charge enough for his quality of work. Where is there space for a good contractor who does good work and knows how to charge for it?

    8:00 I experienced the same problem before. The contractor delayed the work for 6-8 months. I reported the contractor to the Licensing Board and the Board gave me their Bonds information. I mentioned this to the contractor and he paid me back my money. I lost time and money but learned my lesson.

I get that you don't want to go into personal detail about the issue but I would love it if you can talk a little bit about how to protect yourself from such things. In my mind I'm thinking if it can happen to David G. it could happen to me and how do I avoid it
