Hey David! After listening to the example of jumping from a house hack to a 10 unit multi family, this question popped up in my head. How difficult is it to convert a multi family property into a condominium for which each unit is sold privately? Not sure if you've made a video about that topic but I'd love to read your thoughts about that.

Golden girls. Very unique humor and I got to watch it with my mother

Great show David, long time listener. Question at 15:00. Do you always use your own contracts or what do you do if contractors insist on using their own contracts?
How do you handle w9 so we can issue contractor 1099? Can you please talk about your process?

  4. David1310

I think "irrespective" could work as a substitute for "irregardless" .

  5. Jon Conradi

David! You're a boss and have been so helpful in my journey. Just want to say you explain things super clear and keep up the good work!

  6. Ryan Judkins

I am finding it is really hard to cashflow with current interest rates. Is it worth it to basically break even now, hoping rates go down in a couple years where I can refinance and then cashflow?

  7. Jolly Sam

Hey David! I am a new agent in South Florida in a city called Punta Gorda, just south of Sarasota. I’m on the hunt for a broker starting this week and I’m figuring out my plan for the future. Long term I want to move to the Pacific Northwest and do something like what James Dainard is doing if all goes well. Being an agent is not my end goal, it is a step forward.

I can picture where I want to be in 10 or 20 years but I don’t know the path to get there. Regardless, I am determined that Real Estate is going to be my bread and butter in life. I fell in love with Real Estate because of you and Bigger Pockets and I want to say thank you thank you thank you for opening my eyes to this at a young age. I hope to see you at a future BPCON.

@davidgreene24 maybe we need to speak up and comment more, many of us want MORE of the mindset content. I was very sad when Brandon left and the weekly mindset episodes ended. I agree the mindset content is the most valuable.

  9. Jonh Smith

Contractors always use family as an excuse.

  10. McCarthyDiyNation

I always love these episodes, super helpful!
However, as a contractor, sometimes I get the feeling that investors consider a 'good contractor' as one who doesn't know how to run his business and therefore doesn't charge enough for his quality of work. Where is there space for a good contractor who does good work and knows how to charge for it?

  11. Mario Richardson

What up David The Real Estate Ninja….what do you consider a high net worth regards to loan in personal name versus LLc

Golden Girls for the win! Blanche: "You can't pass up a chance to own real estate. It's been a lifesaver for me."

  14. JSR

8:00 I experienced the same problem before. The contractor delayed the work for 6-8 months. I reported the contractor to the Licensing Board and the Board gave me their Bonds information. I mentioned this to the contractor and he paid me back my money. I lost time and money but learned my lesson.

  15. Asif Baghirov

David, I think your brain subconsciously fights between "irrespective" and "regardless"and ends up using irregardless

  16. Steve Borawski

Wow… Hold on there David. People were stealing titles to your property and you just glazed over it. I get that you don't want to go into personal detail about the issue but I would love it if you can talk a little bit about how to protect yourself from such things. In my mind I'm thinking if it can happen to David G. it could happen to me and how do I avoid it

  17. Klime

Lol when did this become English studies darn trolls get over it

  18. Saugat Ghimire

These episodes are absolutely phenomenal. I learn something new in each one. You're a great host, David!
