    Not a fan of the IRA for real estate. Your tax losses are an issue. I disagree with you on that part. Real estate is a great investment but not necessarily in your IRA you have tax deferral in the IRA so if you have a loss, you miss out on it. You also miss out on capital gains favored rates.

    Only thing I don’t like is you can’t work on the properties yourself. That’s how I save the most money doing my own work on rentals. So, it’s best for me to not do this route

    It has a high cash flow to depreciation ratio.

    Mark, if I live in Ca, but I want to buy multifamily in Texas, does it complicate management of an LLC if 50% of down payment comes from me as an individual and the other 50% comes from my self directed Roth? I don’t have enough in my Roth for a down payment to buy multifamily property solely in my Roth. Oh, and the other question, why would I have to register (in Calif.) my Texas LLC holding property in Texas?

    I have a sd401k w/cc and have been doing private money lending to "house flippers", making 12% annually. I've been crunching numbers on "fancy" excel spread sheets trying to determine if the best method to grow my wealth is to: 1. continue doing PML making 12%, or 2. purchase rentals w/ NR loans and enjoy monthly cash flow, plus appreciation, plus depreciation, plus having tax deductions for repair & mntc. Have you any opinions or insight on what you have witnessed with regards to this? Which scenario, generally speaking, would most likely have the best outcome?
