Hey Mark! Great video. I have a question. What kind of rental property is it best to buy in your IRA as opposed to buying in your name? For example, would it be best to buy single family homes in low income areas in your IRA to reduce cost and 4plexes in higher income areas in your own name so that you can maximize the depreciation tax benefits you can get? Hi Mark, could you do a video discussing REITS and/or REIT ETFs please? I'm surprised there isn't already one on your channel. Is there a reason for it or do you prefer tangible real estate properties over REITS?
I recently came upon your videos and am loving a new way of looking at retirement funds. I have a 401k that I am looking to invest in different ways and love the real estate idea from a retirement account. When you purchase a property through an LLC, you say the IRA is the owner. I assume you are still the landlord?

Own rental property? Not quite a cash cow. Things wear out, air conditioning, plumbing, roofing, electrical, and more. All of these can and will give you problems. Did I mention the tenants from hell? Not a sweet money maker. You have sugar coated investments. Oh, you say you are like a chef and use a lot of sugar? That is called sweet talking.
