Their quadrant method makes no sense. If you pay the minimum monthly payment, you will never pay off your credit card debt because you are just paying the interest or even less than the monthly interest. You can't divide the total balance by the monthly minimum pmnt and get the number of months for payoff.Also, how can they possibly take care of over 6,000 rental properties? All the cost of upkeep, repairs, insurance, taxes must be astronomical. I think they must have a huge amount of debt that could come crashing down on them eventually. It sounds like they are running a real estate pyramid scheme against themselves. I don't think he has changed at all since he was married. He just exchanged one type of debt for another, and there is no guarantee that all his "good" debt is not going to turn into "bad"debt. I bet that despite his cash flow, this guy's net worth is negative because of all his mortgage debt.

the quadrant method doesn't account for interest charges, unless you pay that card off monthly, there is interest due on the unpaid balance, so the $2000 example would take you more than 20 months to pay off.
