Lease options – the real estate strategy that kickstarted our journey to millions!

Real estate investment has long been considered one of the most reliable and lucrative ways to build wealth. However, for many people, the high upfront costs and potential risks involved can be overwhelming. That’s where lease options come in – an innovative real estate strategy that has helped countless individuals kickstart their journey to financial success.

A lease option, also known as rent-to-own or lease-purchase agreement, is essentially a contract between a buyer and a seller. The buyer leases the property for a predetermined period of time, usually one to three years, with the option to purchase the property at a later date. During this lease period, the buyer has the opportunity to build equity while also testing out the property to ensure it meets their needs.

So, how exactly does this strategy work? Let’s break it down. As an investor, you first find a motivated seller who is open to the idea of a lease option. This could be someone who is having trouble selling their property or is in need of immediate cash flow. Once you’ve identified a potential property, you negotiate the terms of the lease agreement, including the purchase price and the option fee.

The option fee is a non-refundable payment made by the buyer to the seller to secure the right to purchase the property at a later date. This fee is typically a percentage of the purchase price and is often credited towards the final purchase price if the buyer decides to exercise the option. It’s important to note that if the buyer chooses not to exercise the option, they forfeit the option fee.

Now, during the lease period, the buyer may choose to rent out the property to tenants. This allows them to generate rental income, which can help cover the lease payments and potentially even produce a positive cash flow. Additionally, if the property’s value appreciates during the lease period, the buyer stands to benefit from the increased equity.

At the end of the lease period, the buyer has the option to purchase the property at the predetermined price. If the buyer decides to exercise the option, the seller is legally obligated to sell the property under the agreed-upon terms. However, if the buyer chooses not to proceed with the purchase, they can simply walk away, without any further obligation or penalty.

So, why is this strategy so powerful? It offers several advantages for both buyers and sellers. For buyers, lease options provide an opportunity to enter the real estate market with minimal upfront costs. This can be particularly beneficial for individuals who may not have the necessary funds for a down payment or who may not qualify for a traditional mortgage.

On the other hand, sellers benefit from lease options by having a wider pool of potential buyers. In a slow market, this can be a game-changer for those struggling to sell their property. Additionally, lease options offer sellers a steady income stream through lease payments and the potential to sell the property at a higher price in the future.

For us, lease options have been a game-changer in our journey to wealth creation. They have allowed us to acquire properties without excessive upfront costs or the need for a mortgage. By implementing this strategy, we have built a portfolio of rental properties that generate significant cash flow while also appreciating in value.

Of course, like any investment strategy, there are risks involved, and it is essential to conduct thorough due diligence before entering into any lease option agreement. It is also advisable to consult with real estate professionals or seek legal advice to ensure all parties are protected.

In conclusion, lease options are a powerful and innovative real estate strategy that has the potential to kickstart your journey to financial success. Whether you’re a buyer looking to enter the market with limited funds or a seller struggling to sell your property, lease options offer a mutually beneficial solution. So, why wait? Start exploring this strategy and unlock new possibilities in the world of real estate investing.

Thanks for another great video, Amon. In another video I believe you mentioned that you sold your US properties when and your family moved to Portugal. Did you pay capital gains when you sold them? If not, did you do a 1031 exchange? I would really appreciate your and Christina’s insights. Thanks!

We don’t have a mortgage, husband is now retired and wants to travel. We don’t splurge or anything like that. Inflation has hit hard and we want to relocate while growing his 401k which is minus 2 M atm. I'm cautious than ever with rising costs. What is your opinion? Happy to discuss.

A lot of folks have been going on about the bull rally and said stocks that would be experiencing significant growth, any idea which stocks this may be? I just sold my home in the Boca Grande area and I’m looking to remunerate a lump sum into the stock market before stocks rebound, is this a good time to buy or no?

What happens to the earnest money when you sell back to the previous owner? Since you didn’t keep the rent to own property, do you get it back?

I would like to hear the perks from the sellers perspective.
We like the idea of a fixed income, but don't want to be landlords (bc we are wanting to move abroad). But if that money is going to the down payment, the sellers cant actually spend it then bc they are essentially the bank?
