AFCG stock is one of of the highest paying dividend stocks, but there is a risk of a dividend cut, and stagmant dividend growth due to a potential incoming recession. My M1 Finance Dividend Stock Portfolio: REITs and REIT Investing & Dividend Investing Strategy for 2023

Investing in real estate can be a great way to diversify your portfolio and earn consistent income streams through dividend payments. And one of the best ways to invest in real estate is through real estate investment trusts (REITs).

In my M1 Finance Dividend Stock Portfolio, I have allocated a significant portion of my investments to REITs. REITs are companies that own, operate, or finance income-producing real estate properties. They can invest in various types of real estate, including residential, commercial, industrial, and healthcare properties.

REITs offer several advantages over individual real estate investments. First, they provide a diversified exposure to various real estate properties rather than focusing on a single property or location. Second, they are more liquid than individual real estate investments, as they are traded on public stock exchanges. Finally, REITs are required by law to distribute at least 90% of their taxable income to shareholders in the form of dividends, making them an excellent source of passive income for investors.

When selecting which REITs to invest in, I focus on a few key factors. First, I look for REITs with a strong track record of dividend payments over a long period. As a dividend investor, I prioritize a steady stream of income over short-term capital gains. Second, I consider the underlying properties owned by the REIT and their potential for long-term appreciation. Finally, I pay close attention to the REIT’s management team and their ability to generate returns for shareholders.

In my M1 Finance Dividend Stock Portfolio, I currently hold several top REITs, including:

1. Realty Income Corporation (O): This retail REIT is a dividend investor’s dream, with a 52-year track record of consistent monthly dividend payments. The company owns over 6,500 properties, primarily in the retail sector, and generates steady cash flows from long-term leases with high-quality tenants.

2. Digital Realty Trust (DLR): This data center REIT provides critical infrastructure for the digital economy, owning and operating over 280 facilities worldwide. With the increasing demand for cloud computing and data storage, DLR is well-positioned for long-term growth and steady cash flow generation.

In summary, REITs can be an excellent way to invest in the real estate market while generating passive income through consistent dividend payments. As a dividend investor, I prioritize strong track records of dividend payments, high-quality properties, and competent management teams when selecting REITs to invest in. With my REIT-focused dividend investing strategy, I am confident in achieving my long-term financial goals and generating reliable income streams for years to come.

    Thx for the vid. I would never touch $ZIM with a ten foot pole outside of an ETF, that high yield especially would scream yield trap . Looks like a too good to be true stock to me.
