2. Identify the right investment: Once you have established a self-directed IRA, the next task is to identify a reliable and trustworthy note investment. You can source notes through brokers, real estate agents, or even online. Research the note’s current value, borrower’s performance, and other measures like the loan-to-value ratio (LTV) before investing.

3. Complete the transaction: Once you have identified the appropriate note, you will need to execute the transaction via the LLC. The LLC will be the title holder of the note, which means that all payments for the note should be made to the LLC or trust rather than going directly to your self-directed IRA account.
