    Phil, related to the principal residence topic covered here… For someone who is a Canadian resident (AND someone who files US taxes annually already, e.g., US citizen or US Green Card holder), what are the (US and Canadian) tax/financial implications of owning a home in the US (e.g., like a snowbird scenario)? Please comment on both cases in which the US residence is rented part of the year and the case in which the home is not rented at all. If rented part year, what sort of expenses can be deducted? Thanks!
