And while many people refer to real estate as an inflation hedge, these people also tend to lump ALL real estate together in that statement. But in my experience, all real estate investment strategies are NOT created equal when it comes to real estate investing in an inflationary environment.

    With higher inflation means higher rates, NOI can go up but that can easily be offset and more by reduced property valuations from higher cap rates. Would be good to see how different property types have fared during high inflation regimes

    Rising inflation also may mean intervention by The Fed and a rise in interest rates. When that happens, cap rates expand and valuations change. If your 5 cap turns into a 6 cap, it may trigger Loan To Value covenants in your commercial mortgage. Your lender may not feel comfortable with its exposure and demand you recapitalize or cash in refinance in-order to meet a certain LTV threshold. Be wary of such covenants and how strict your lender may be in this aforementioned scenario.
