Today I want to talk about my top 3 best investments for 2021 and beyond. These investments are going to stand the test of time regardless if you are a growth investor, dividend stock investor, real estate investing, or a digital currency investor. Let’s start with the best investment of all time according to Warren Buffett – “This investment can’t be beat, you can’t be taxed on it, and inflation doesn’t touch it, this investment supersedes all others: invest in yourself. Nobody can take away what you’ve got in yourself, and everybody has potential they haven’t used yet.” Invest in yourself was the best cookie cutter advice I ever got, and I want to reiterate it back to you, more than you could ever imagine my passion for saying it. Now let’s get to real list of the best 3 investments and get more specific.
Investment 1: Dividend Investing. I look for a stock that yields between 2% – 4% or more depending on the dividend growth rate. For every $100 you invest, the % represents what you earn per year for as long as the company exists and pays a dividend. I also want to make sure it has a dividend growth rate of 10% or more, I’ll settle for a lower yield, if it’s less, I want it to grow faster. Here’s a really cool way to find that information.
Go to dividend.com, type in the stock you want to see, and you’ll find a new tab called “Payout Estimate”. If you scroll all the way to the bottom you’ll see the growth rates and how long they’ve been growing the dividend. Here I want to see that they’ve been paying dividends for at least 5 or more years (preferably 25 to be considered a dividend aristocrat)
I also look for a P/E ratio of 15 to 20 which allows me just to scan just the surface of the stock market to see where I could find some potential. You can find P/E ratios anywhere on the internet or inside your best brokerage app (Robinhood, WeBull, M1 Finance, Fidelity, Charles Schwab, Vanguard, etc.) but don’t use P/E ratios as your only metric, a lot of beginner investors make that mistake. Instead, use this little known secret which I haven’t shared until now. The P/B Ratio – price to book ratio. It measures the stock’s current value and divides that by the company’s asset value minus its liabilities (a P/B of 1 or below is generally considered a good investment in the sense that it’s undervalued in relation to where it should be. 1 is hard to find so people generally accept P/Bs of 2s, and even 3s much like they do with P/E ratios of 20 or less)
Investment 2: Real Estate. The cool thing about REIT stocks is they often pay monthly which means you can reinvest the money quicker allowing to it grow for longer. The downside is you pay taxes on them differently because they’re taxed at ordinary income tax rates which for me, is not good because even though I’m earning only $1100 which represents 13.3% of my yearly passive income, I’ll be taxed at 37% based on my current income which is not so great. Another platform I use to invest in real estate is called Fundrise and I like this app a lot.
Investment 3: Digital Currencies (BTC, ETH): I like digital currencies because I think especially with Joe Biden as president, we will see enormous inflation with more stimulus money pouring in from the government as well as the Fed if they continue adding to their balance sheet. Over the last 10 years, it has been the single highest returning asset class, and it’s also been the riskiest which is why I keep no more than 10% of my net worth in it but I think over the next 5 years we’re going to look back at 2020 and think wow, I wish I invested more. I use the ledger nano to keep my coins safe (link above) and I use BlockFi to generate interest for my account.

Investing is an essential aspect of financial planning, and choosing the right investments can make a significant difference in achieving your long-term financial goals. As an investor, I have carefully researched and considered various options and have identified my top three best investments that have yielded significant returns and provided stability to my portfolio.
1. Real Estate: Real estate has consistently proven to be a reliable and profitable investment over time. Whether it’s buying rental properties or investing in real estate investment trusts (REITs), the potential for passive income and property appreciation makes real estate a top investment choice. I have personally invested in rental properties and have seen steady cash flow from rental income as well as appreciation in property value over the years. Real estate provides a tangible asset that can serve as a hedge against inflation and provide long-term financial stability.
2. Stocks: Investing in individual stocks has been another successful investment strategy for me. By carefully researching and selecting fundamentally strong companies with a history of growth and profitability, I have been able to build a diversified stock portfolio that has outperformed the market. Additionally, dividend-paying stocks have provided a steady stream of passive income, adding to the overall return on investment. While stock investing comes with a certain level of risk, the potential for high returns and wealth accumulation makes it a valuable investment option.
3. Retirement Accounts: Investing in retirement accounts such as 401(k) and Individual Retirement Accounts (IRAs) has been a cornerstone of my investment strategy. These accounts offer tax advantages and provide an opportunity to invest in a diversified portfolio of stocks, bonds, and mutual funds. By maximizing contributions to retirement accounts and taking advantage of employer matching programs, I have been able to build a substantial retirement nest egg for the future. The tax-deferred growth and compound interest on these investments have significantly boosted my retirement savings and provided a sense of financial security.
In conclusion, my top three best investments – real estate, stocks, and retirement accounts – have played a crucial role in building wealth and securing my financial future. These investments have provided a combination of passive income, capital appreciation, and long-term growth, making them the cornerstone of my investment portfolio. It’s important to note that, while these investments have worked well for me, every investor’s financial situation and risk tolerance are unique, so it’s essential to consult with a financial advisor before making any investment decisions. Nevertheless, these investments have proven to be successful for me and have significantly contributed to my overall financial well-being.

Regardless, looking at previous reoccurring history of bitcoin, all conditions for the bull to take full charge has been met but for the lowest band of Bollinger band which is yet to constrict the entire band to signal a sharp upward swing. Indication also shows that this is about to happen, so bitcoin will definitely keep rising. It’s right time to get started in the process but smartly of course. It’s either you are great at it, experienced enough or you have got someone who keeps you updated with economic data on trading tips. If not you may be damn to loose as a beginner. Nevertheless, here is my little referral (Williams Harrison) who made it works when I thought am missing out in digital currency world. The future is your choice. I will help if any interested.
Love this guy….great job explaining and helping us navigate through the investment world Andrei!
