    Hi Adam – why not combine the two and have the benefits of both? Each property would be titled in separate land trusts. The grantor and beneficiary of each land trust would be the IRA LLC. Privacy and protection. Well, some protection. Why not fully protect by taking it a step further and separate the IRA's no-risk assets from it's risk assets. The Master IRA LLC directly holds the no-risk assets (stocks etc), and an IRA Subsidiary LLC holds the risk assets (real estate) in separate land trusts.

    Regarding the filing of any trust tax returns, my Illinois type land trust language states no state or federal trust tax returns are filed. The land trust is a pass through entity. The tax id of the trust is the beneficiary's tax id and the beneficiary files their own tax return to include any applicable trust income. Since the beneficiary is the IRA Subsidiary LLC, no tax return is filed.
