About IRA Financial:

IRA Financial Group was founded by Adam Bergman, a former tax and ERISA attorney who worked at some of the largest law firms. During his years of practice, he noticed that many of his clients were not even aware that they can use an IRA or 401(k) plan to make alternative asset investments, such as real estate. He created IRA Financial to help educate retirement account holders about the benefits of self-directed retirement plan solutions.

IRA Financial Group is a retirement account facilitator, document filing, and do-it yourself document service, not a law firm. IRA Financial Group does not provide legal services. No attorney-client relationship exists between Client and IRA Financial Group, its management, salespersons or IFG’s in-house legal counsel. IRA Financial Group provides IRA retirement facilitation service and CANNOT provide Client with legal, investment, or financial advice. Prior to making any investment decisions, please consult with the appropriate legal, tax, and investment professionals for advice.

IFG is not engaged in rendering legal, accounting or other professional services. If legal advice or other professional assistance is required, the services of a competent professional person should be sought. (From a Declaration of Principles jointly adopted by a Committee of the American Bar Association & a Committee of Publishers and Associations.). The scope of Professional Services does not include the costs of any custodian related services.

Investing in real estate can be a lucrative way to grow your wealth, but it can also be a complex and time-consuming process. AdBits is a company that aims to simplify real estate investing by offering self-directed Individual Retirement Accounts (IRAs) and land trusts as investment vehicles.

Self-directed IRAs allow individuals to invest their retirement funds in a wide range of assets, including real estate. Unlike traditional IRAs, which limit investments to stocks, bonds, and mutual funds, self-directed IRAs give investors the flexibility to choose from a much broader range of investment options. This can include residential or commercial properties, raw land, and even private mortgages.

AdBits makes it easy for investors to set up and manage their self-directed IRAs. The company offers a user-friendly platform that allows investors to track their investments, make contributions, and request distributions online. With AdBits, investors can take control of their retirement savings and invest in the assets they believe will generate the highest returns.

In addition to self-directed IRAs, AdBits also offers land trusts as a way to invest in real estate. A land trust is a legal entity that holds title to a piece of property on behalf of a beneficiary. This arrangement allows investors to protect their privacy and shield their assets from potential creditors. Land trusts can also be a useful tool for estate planning and avoiding probate.

Hi Adam – why not combine the two and have the benefits of both? Each property would be titled in separate land trusts. The grantor and beneficiary of each land trust would be the IRA LLC. Privacy and protection. Well, some protection. Why not fully protect by taking it a step further and separate the IRA's no-risk assets from it's risk assets. The Master IRA LLC directly holds the no-risk assets (stocks etc), and an IRA Subsidiary LLC holds the risk assets (real estate) in separate land trusts.

Regarding the filing of any trust tax returns, my Illinois type land trust language states no state or federal trust tax returns are filed. The land trust is a pass through entity. The tax id of the trust is the beneficiary's tax id and the beneficiary files their own tax return to include any applicable trust income. Since the beneficiary is the IRA Subsidiary LLC, no tax return is filed.
